Portfolio Manager

Portfolio Manager is designed for those needing a swift and simple solution when planning for net-zero carbon and UK and EU 'ESG' and sustainable finance disclosures at scale. It extracts data from EPC models and combines it with a range of other existing data points, including real data, to enable a user to:
  • Compare all buildings across a range of carbon and cost metrics at a glance

  • Autogenerate RICS compliant cost plans

  • Collate all data for that fund in a single place to make government and financial reporting easier

  • Easily identify any gaps in existing data

  • See a digital twin of each building with HVAC coverage

  • Quickly assess the impact of swapping to different HVAC systems on cost plans, energy savings and energy ratings (EPC).



EPC bureau + Portfolio Manager

Software is only ever as good as the data that goes into it and EPC data is a sadly underused source of high-quality data in the UK property industry. Our portfolio manager tool can extract the modelling data from an EPC energy model. Unfortunately, many clients have not thought to keep the model their EPC rating is based upon when they procure an EPC certificate. That is why we offer an EPC procurement service for our larger clients which automatically comes with the portfolio manager tool.

  • Easy EPC procurement service using key time or event triggers for a building including lease renewals and certificate expiry dates. Ensure legislative compliance at all stages

  • Quality assurance. We only use trusted EPC assessors to ensure your EPC rating and data is correct. For example, it is not uncommon to see the wrong HVAC systems entered into EPC models which can sometimes change an EPC rating by an entire band. Our software automatically searches for data anomalies.

  • Cost-effective. You need an EPC for all your buildings anyway to be legislative compliant. With this service you can be sure that existing spend is maximised as it will also generate valuable insights and data across a portfolio or fund.



Asset Manager

Asset Manager is designed to be used by those with engineering skillsets to deliver a higher quality consultancy output. It helps improve consistency, accuracy and quality of data to manage retrofitting, day-to-day management of complex buildings and auditing of contractors. It includes a number of elements such as:
  • Contractor auditing. Features include a mobile-friendly online checklist ensuring site visits are streamlined and swift while also collecting high quality, standardised digital data. Audit report templates cover the full range of compliance requirements including health and safety and water quality. It can also include a performance rating against energy efficiency best practice. Each report uses an easy to use and understand red, amber, green (RAG) rating. This means problematic areas are easily identified and prioritised and able to be shared and understood across a range of professionals and stakeholders.

  • Operation and maintenance reporting. Features include detailed digital asset registers automatically coded against both the RICS new rules of measurement and SFG20 to maximise reporting options. Automated cleaning and maintenance schedules (also called planned preventative maintenance (PPM) reports) can be produced at the push of a button.

  • Cost planning. Automated business as usual cost plans (sometimes called planned maintenance reports) based on the digital asset register are produced for consultant review and editing. Net-zero cost plans, based on a sustainability consultants’ recommendations, can be produced alongside these business-as-usual (BAU) cost plans making the true cost of transitioning to net-zero carbon clear.

  • Asset stranding analysis. Integration with the carbon risk real estate monitor tool (CRREM) gives a timeframe analysis on asset stranding to help decision making.

  • Performance monitoring and benchmarking. The system can take data from existing energy and water monitoring software, such as Envizi, as well as indoor air quality sensors to produce benchmarking reports for each asset.

  • Project management and accounting. This includes full project lifecycle fulfilment from concept design through to handover of a project back into normal operations.

  • Quote approvals and cost library. The software enables faster and more effective interrogation of submitted quotes from contractors and uses this to build up your own cost library. Automated cost planning can then be referenced and checked against real and up-to-date costs from projects.
